5/1/23 RE: 10 Mountain View Court, Milford NH Karl Zahn is a regular guy and an extremely talented real estate broker. He is a very effective communicator, and we certainly made the right decision when we asked him to handle the sale of our property. Prior to engaging Karl’s services, I had been contemplating for many years about how I would sell our property directly and save the commission. At the same time, Karl had the listing for a new construction property next door to our home and I was very surprised when I learned of the asking price as I said to myself, “they will never get that much”! Long story short, the property sold for full price so I thought it may make sense to speak with him. I explained up front that my primary goal was to sell on my own, but wanted to at least consider the alternative. Karl offered to meet with my wife and me at our home. He was very informative, and he also suggested that if I chose to go it alone, he was willing to do what he could to help. Karl described his approach, and it made a lot of sense. We also hit it off well on a personal level as we both came up from a long history in the trades. Ultimately, I had a few events in life that led me and my family to accelerate our plans for a move to Florida. I contacted Karl and let him know that we were on a tight timeline, and we wanted to have him act as our broker. This was the best decision we could have made. We hit a few bumps along the way, and two very good offers fell through, and our family had to leave our NH property vacant to head south and start a new position of employment in FL. This is when Karl really stepped up and took on many of the responsibilities for our unoccupied property. We have now successfully closed on the final sale, and I can honestly say… there is no way we could have done this without him. We have invited him to come down to paradise (FL) for a visit, and we consider him a “family friend”. For so many reasons my wife and I both recommend Karl Zahn without hesitation. I met Karl when touring one of his listings, unrepresented by a buyer's agent. I was looking for an agent, but frankly was disappointed in the promptness and eagerness of agents I had called. I called Karl after driving by his listing. It was a holiday weekend, but he answered his phone, was in his office, and we were touring the property 15 minutes later. The property wasn't for me, but Karl was. We clicked and I asked him to work as my buyer's agent. My primary search was two towns over from his office, but he knew the area and said he'd be happy to make the longer drives out to properties I'd be viewing. Throughout the course of my buying process, he emailed me relevant listings at least daily (not just an auto feed, but actually sifted through listings for what I'd like). He always returned calls, texts, and emails promptly and accurately. We located a great property and Karl guided me on a strong offer that protected me adequately and was attractive to the seller. It got accepted! Knowing that I wanted to close quickly, he coordinated regularly with the parties needed and we moved up the close date even sooner than the initial aggressive date we had set. Karl has been doing this a while and knows good and reliable vendors to keep the process on track. Coming from big city life Massachusetts we were a little skeptical of everyone, and everything.... That said, after our second meeting with Karl we were convinced he was as real as he appears. Having worked in a professional setting for years, I was so impressed with his almost immediate replies to emails, to keeping on top of everyone, from the mortgage company, to the title people, to the inspectors, and including us in all correspondence. He went so far as to set up a cordial visit with the home owners and that is truly what sealed the deal on our beautiful home in Rindge. My husband and I met Karl when he responded to my request for more information about a Keller-Williams property that turned out to no longer be available, but he asked if there was anything else we were interested in looking at. There was, and when Karl showed us the place I was impressed with his down to earth honesty about the merits and challenges of the property and whether he thought it was a good value. We decided to go with him as our buyer agent and I'm so glad we did. For several months we sent properties back and forth, looked at a few, and I never thought Karl was trying to trick or pressure is into going for a place. I trusted his judgment and appreciated how he would point out details I hadn't noticed. He helped these first time home buyers understand the process and pitfalls as well as the way the market was behaving and never made us feel ignorant. He was friendly, available, flexible, and good humored. After a few offers on properties we didn't win, we finally closed on our house yesterday. Relocating to New England from 1K away and not having the time/opportunity to fly up and see numerous homes, Karl graciously served as my eyes and counselor to help me find the perfect home. He made time to answer every question - regardless how trivial it may be. He took extra pictures of things I couldn't see, shared information about the town and neighborhood I wouldn't learn online and even identified/secured a POA for me when I wasn't able to be present at my closing. We couldn't have found a better buyer's agent for our relocation to Southern New Hampshire. Karl very quickly developed an understanding of the kind of home we were looking for- even when we were still sorting it out for ourselves. He was extremely knowledgable about the towns we were considering and was able to provide background on town taxes, municipal services, etc. along with advice on what restaurants and service providers to consider. Most impressive though was Karl's responsiveness. He was ALWAYS available. If i was looking at listings he emailed me and responding in the evening or very early in the morning, he got back to me immediately. He was comfortable with email, texting, and phone- which worked great for us because we hate the phone. He was quick and flexible setting up multiple showings for us, understanding that we were traveling from another state to house hunt. He's also well connected in the local real estate market and was able to work with other agents to get us into homes quickly, even when the seller might have a 24+ hr advance notice policy. And finally, Karl helped us find and secure our dream home. Karl helped us negotiate a fair deal and he did all the running around for us. After the P&S was signed he even met with contractors quoting work for us because we were out of state. He was a great agent, and he's a good guy. If this isn't our forever home we will absolutely work with Karl on our next search.”
